How to prepare a property for the session

The quality of the photos depends on our team, and also on how the space looks when we arrive. A practical three-step guide, drawn from over a thousand sessions a year, and a PDF checklist to print or send to the owner.

The difference between a prepared home and an unprepared one shows in the first photo. Drag the slider:

Living room tidied and ready for the session The same living room unprepared How you liveHow you sell
“But we live here, of course there are things around.”

We hear it at almost every session, and it's true: for living in, the house is perfect. But the photos aren't for living, they're for selling. The buyer looks at the listing for thirty seconds and decides whether to ask for a viewing, and every object that isn't theirs reminds them the house belongs to someone else. Preparing the home takes an afternoon; a listing that doesn't get calls costs months. If you want to sell sooner, prepare it like a show home, not like the everyday house.

1Deep cleaning

A few days before

  • Glass, windows and mirrors without marks or fingerprints. They show more in a photo than in real life.
  • No dust on shelves, lamps, skirting boards, frames and the TV.
  • Floors mopped the day before, not right before the session: a damp floor shines unevenly and shows footprints.
  • Kitchen: clear worktops, shiny taps and hob.
  • Bathrooms: clean fixtures and shower screens, no limescale.
  • Outside: terrace swept, pool clean, lawn mowed.

2Tidying and objects

The day before

  • Everything in its place, exactly as you want the buyer to see it. We photograph what's there; we don't move furniture or decide what to remove.
  • Put away personal items: toothbrushes, cosmetics, medicines, clothes, toys, children's cups and the like.
  • Remove everything pet-related: food and water bowls, beds, litter trays, toys. We don't know how the buyer will react.
  • No clothes on the drying rack or in the washing machine.
  • No food in sight, dirty dishes or rubbish. Bins empty.
  • Family photos: it's fine if they appear, but if you prefer privacy, remove them or turn them around.
  • Beds made, towels clean and folded, toilet lid closed.
  • Cushions, throws, chairs, frames and pictures lined up.
  • Cables, remotes and chargers out of sight.
  • One decorative touch per room is fine: a book, a vase, a tray. Don't overload.

Every unnecessary item creates visual noise. A clean, neutral space lets the buyer imagine living there.

3Light and final touches

Just before we arrive

  • Windows closed, but blinds, shutters and curtains fully open to let in natural light.
  • All lights on: ceiling lights, wall lights, floor lamps, bedside lamps and outdoor lights. It's the lighting that creates the feeling of home.
  • Check that all bulbs work and have the same colour temperature: all warm or all cool, not mixed.
  • TVs and screens off, ceiling fans stopped.
  • Cars away from the entrance; bins and hoses out of sight.
  • Pool without the cleaner or floats.

Important. The session is done with the property as we find it on arrival. We don't move furniture, clean or decide which items to include or exclude from the frame. We know it's not always possible to make everything perfect, and we'll do our best in any situation, but for the result to match our portfolio, the space has to be prepared beforehand.

If the home is empty

For unfurnished properties we offer virtual home staging: we furnish the photo digitally so the buyer can see the potential of the space.
